151 South Hudson Avenue
Construction of a five story mixed use project with nine dwelling units totaling 18,225 square feet and 2,430 square feet of dental office space.  Office uses will be located within the first 50 feet of the building and on the first and second floors.  The building is proposed to be 45 feet in height and will have 25 parking spaces in one subterranean level. 

Gabay Medical Office Building - 550-556 East Colorado Blvd.
A 112,850 square foot, five story medical office and retail building.  The ground floor will contain 12,460 square feet of retail space and a lobby.  The remaining four levels will consist of just over 100,000 square feet of medical office space.  In addition, a five level subterranean parking garage containing 402 spaces is also proposed.

Fuller Master Plan – Fuller Campus
Master Plan programming for the Fuller Campus whose goals are; improving, increasing and developing affordable student housing; improvement and expansion of academic facilities and improved efficiency of parking and traffic; providing for diversity of architecture, culture, study objectives, ministry, service and lifestyle.

The Madison Condominiums - 592 East Colorado Blvd.
Construction of a four seven story mixed use development with 16 residential units and approximately 3,300 square feet of commercial spaces at the ground level about two levels of subterranean parking (36 spaces).

Nevis Homes - 770-774 East Walnut Street and 169-185 North Hudson Avenue
Construction of a four story mixed-use project with 71 residential units and 5,665 square feet of commercial space and 124 subterranean parking spaces.

Mixed use development with ground floor retail above floor residential.

Granada Court Development - 77 North Oak Knoll Avenue
Construction of a 29-unit condominium complex with 52 parking spaces in a subterranean garage.

Lake-Walnut Mixed-Use Development -220 North Lake Avenue
Construction of six-story, 180,000 mixed-use project.  Five floors containing 99 open floor plan, loft-style condominium residential units over 9,200 square feet ground floor retail space and five live-work units (13,900 square feet) containing residential and office spaces.  Parking is 204 parking spaces, including 141 parking spaces for residential use on two levels of subterranean parking and 51 spaces of commercial/retail parking on grade

Nouri’s project – 640 East Colorado Blvd.
Construction of a three story mixed use project.  Ground floor retail, two residential units above.

Archstone Pasadena – 25 South Oak Knoll Avenue
Five-story mixed-use development with 8,000 square feet of ground floor retail space and 120 residential units on four upper levels. 

Boston Court Performing Arts Complex – 70 North Mentor Avenue
11,533 square foot performing arts complex with a 99 seat main stage and a second flexible floor/stage that converts from a flat to a tiered space with seating for 65.  Complete with a two story lobby including box office and concessions.

Cityplace – 801 East Walnut Street
Construction of 214 residential units (1, 2, 3 bedrooms and luxury flats).

Crown City Center Office Development - 203 North Lake Avenue
Construction of a 235,000 square feet, 6-story office building

The Fountains at Pasadena – 775 East Union Street
4 story 98 unit non-assisted senior apartment complex with one-level subterranean parking with 86 parking spaces and open landscaped courtyard for residents.

Fuller Student Housing Complex – 255 North Madison Avenue
Construction of 179 units of student housing; studio, 1, 2, 3 and 4 bedroom units.  179 subterranean parking spaces.

Gabay Parking Structure – 40 South Oakland Avenue
Construction of a 6 story parking garage with approximately 717 parking spaces.

Hudson 141 – 141 South Hudson Avenue
Construction of 9 luxury condominiums with subterranean parking.

Madison Walk Condominiums – 286 North Madison Avenue
48 luxury residential condominium units including town homes, flats and lofts.

Oak Knoll Condominiums - 128 North Oak Knoll Avenue
53 units of condominium in a four story, 99,818 square feet building with 135 parking spaces in a two-level subterranean garage.

Pasadena Gateway Villas – 290 North Hudson Avenue
140 apartments in two separate buildings, with clubhouse, health club, business center and leasing room.  Multi-family residential

Pasadena Museum of California Art – 490 East Union Street
30,000 square foot mixed use building with a museum focusing on California art from 1850 to the present on the first two floors and a private 5,000 square foot residence on the third floor.

State Theater – 766 East Colorado Blvd.
Conversion of State Theater (Movie Theater) to office and retail uses.

Trio Mixed Use Development - 621 East Colorado Boulevard
Construction of mixed-use project with 13,500 square feet of ground floor retail and 304 residential units in four new buildings.  

Walnut Place Apartments – 712 East Walnut Street
Mixed use project with 28 residential apartment units and 2,410 square feet of ground floor retail in a 5-story, 40,907 square foot building.
